About LoansFlow
LoansFlow is a free, independent calculator and resource site for small business and home financing. We built it for borrowers who want to understand the numbers before they talk to a lender — and for the guides, directories, and checklists that make the process less opaque.
What we offer
Loan-type pages. One page for each major loan: SBA 7(a), SBA 504, SBA Express, SBA Microloans, business lines of credit, commercial term loans, equipment financing and mortgages. Each has a plain-English description, typical requirements, how to apply, and the calculators that fit that loan. Everything runs in your browser, with no account, no application and no lead form.
Funding ideas and news. A live federal grants search, a page on uncommon ways to finance (with honest warnings about the risky ones), a news and rates page, and an old-timer's guide of sayings, analogies and rules of thumb for people new to finance.
Guides. Step-by-step instructions for the parts calculators cannot do: the SBA 7(a) playbook, the SBA 504 program, loan documents by loan type, an interactive checklist with downloadable versions, how to choose a lender, a loan glossary, and help for every tool.
Directory. A searchable national directory of all 67 SBA district offices, SBA national contacts, resource partners (SCORE, SBDCs, Women's Business Centers, Veterans Business Outreach Centers), and 18 loan marketplaces and brokerages — with addresses, phone numbers, hours, and verification notes.
Editorial standards
Program facts — loan maximums, guarantee percentages, rates, fees, SBA forms, and office contact details — are verified against primary sources such as SBA.gov and reviewed on a regular cadence. Pages carry an "Updated" date so you can tell how current they are. We write everything ourselves, link to the sources we rely on, and label marketplace listings as informational rather than endorsements.
Numbers produced by the calculators are estimates for informational purposes only. They are not offers, approvals, or guarantees of credit, and they are not financial, tax, or legal advice.
What LoansFlow is not
We are not a lender, broker, or financial advisor. We do not take applications, collect personal financial data, or sell leads. Your calculations never leave your browser.
