How to verify a broker or lender
Before you sign anything, confirm the person or firm you are dealing with is licensed and in good standing.
- NMLS Consumer Access — search the Nationwide Multistate Licensing System at nmlsconsumeraccess.org. Mortgage brokers, lenders, and loan originators must be listed here.
- State banking or DFI regulators — every state licenses or charters depository institutions and many non-bank lenders. Look up the lender by name on your state's Department of Financial Institutions or Division of Banking website.
- SBA's own lender lists — for SBA 7(a) and 504 loans, the SBA Lender Match links only to participating lenders. You can also review the Certified Development Companies and microlenders published by the SBA.
- Advance-fee loan scam warning. Never pay an upfront fee to "guarantee" a loan. Real brokers are paid at closing, and their compensation must be disclosed — on SBA loans this happens on SBA Form 159. If someone asks for money before you close, walk away.
Data sources & accuracy
SBA office data is verified against sba.gov district pages as of October 2026. Lender and marketplace details come from each company's own published website. The SBA revises office locations, phone numbers, and hours without notice — always confirm on the official district page before visiting or mailing.
